जमीन खरीदते समय इन 7 मुख्य बातों का ध्यान रखें:
स्वामित्व (Title Search): यह जांचें कि विक्रेता ही असली मालिक है। 'चेन डीड' से पिछले 30 सालों का रिकॉर्ड देखें।
भार प्रमाण पत्र (Encumbrance Certificate - EC): यह सुनिश्चित करें कि जमीन पर कोई कानूनी या वित्तीय बोझ (लोन/गिरवी) नहीं है।
दस्तावेज सत्यापन (Documents Verification): खसरा, खतौनी, जमाबंदी, और रजिस्ट्री के कागजात सरकारी रिकॉर्ड से मिलाएं।
दाखिल-खारिज (Mutation): जमीन के सरकारी रिकॉर्ड में मालिक का नाम अपडेट (दाखिल-खारिज) होना चाहिए।
लोकेशन और ज़ोनिंग (Location & Zoning): जांचें कि जमीन रिहायशी है या व्यावसायिक (Agricultural or Residential) और वहां बिजली-पानी की सुविधा है या नहीं।
भौतिक माप (Physical Measurement): किसी सरकारी अमीन (Surveyor) से जमीन की सही माप करवाएं।
नो ऑब्जेक्शन सर्टिफिकेट (NOC): बिजली, पानी, फायर और नगर निगम से अप्रूवल जरूर चेक करें।
