Описание: This month, the Greater Vancouver housing market continued the trends observed in October, characterized by subdued residential sales volumes and ample inventory. Residential sales across the region totalled 1,846 in November 2025, marking a 15.4 per cent decrease compared to November 2024. GVR's chief economist noted that the data continues to show a market where many buyers are patiently waiting, and sellers are recognizing that pricing must reflect current conditions, rather than those of previous years.

The total number of properties currently listed for sale in Metro Vancouver is 15,149, which is a 14.4 per cent increase from November 2024 and 36.3 per cent above the 10-year seasonal average.

Key Data Highlights for Vancouver West Luxury Properties:
• Detached Homes: The benchmark price for a detached home in Vancouver West is $3,172,700. This represents a 4.5% decrease compared to November 2024. Sales activity for detached homes totaled 59 in November 2025.

• Townhomes: Townhomes saw a sharp year-over-year price adjustment. The benchmark price is $1,366,600, a 9.9% decrease from November 2024. Sales activity for attached homes was 43.

• Apartment Units: The condo-apartment unit benchmark price sits at $776,600, reflecting a 6.2% drop year-over-year. Sales activity was 260 units, an increase from 250 in November 2024.

With sales volumes remaining subdued and inventory plentiful, properties are taking longer to sell, and pricing has continued to soften slightly across most market segments. This environment creates specific opportunities for knowledgeable buyers, while signaling to sellers that aligning expectations with the "new reality" of the market is crucial for striking a deal.
