The marketing strategy...this is exciting! Here is where your real estate team should shine!
A successful marketing strategy to sell real estate is proactive, creative, and takes into account the characteristics of the property as well as the market conditions.
There’s more to selling a home than a sign, photos, and putting the listing on the brokers’ database. That may be OK in a seller’s market but not in a challenging market. To get top dollar for your home in the shortest amount of time, you need to have a great strategy. Depending on your home you may need to focus your outreach locally to the neighborhood or to people looking to be close
to a desired school or street. Or perhaps it’s a luxury property that requires international exposure or additional marketing to a niche demographic like artists or creative types for example.
You have invested time and money into getting your property ready to go on the market, now your real estate agents should invest all their resources and expertise into marketing the home. Don’t be afraid to ask your brokers what they’ll cover in regards to marketing because it is a fundamental part of the fees you pay.
For example, your agents may cover the cost of:
listing fees
open house expenses
promotional videos for the property
digital renderings
custom printed brochures and show sheets
social media exposure
online advertising, newspaper, and other print advertising
architectural photography
staging consultation
measuring and floorplans
And let’s not forget the most important part of marketing, the PROACTIVE PART...meaning phone calls and word of mouth to reach every possible interested party in a proactive and direct way. If your agents don’t emphasise that part it’s not a good sign!
If you want to achieve exceptional results make sure you ask for an exceptional marketing strategy!
