For title to be able to issue a title insurance policy on your home they need what they call an unbroken chain of title. That means that everyone who could have possibly had an interest in the property has been identified and released any claim they might have had.

Thankfully, it’s super easy. Get a preliminary title report from your title company before you list, or at the very least before you get into escrow. This will give you all the time you need to resolve the problem or at least let any potential buyer know that an issue exists and you might need extra time to resolve it.
