industrial building located off Chennai-bangalore highway,
west facing plot measuring 95 by 65 meters working out to 1.5 acres.
Principles of vaastu shastra have been incorporated in the building.
construction involved about 30,000 squarefeet,
a 3 floor concrete building measuring 5000 squarefeet integrated with a 25000 square feet P.E.B. shop floor.
entrance is accentuated by a porch with pergola and space for landscape in front.
3 cars can be accommodated in the tensile structure.
A telecom tower is erected on the southwest corner to provide fixed line telephone & internet connectivity.
Front elevation has bands of brick tiles and windows
An Additional wall on the west façade is intermittently provided
Windows have double glazing.
Roller blinds used on the windows have better heat cutting
Spacious reception forms the first point of contact with visitors. space in the ground floor is production facilities accessible from the shop floor.
First floor has an office for about 35 people.
Open office leads-up to the MD’s cabin in the southwest,
he has his work table facing the shop floor.
We have avoided false ceiling and exposed the roof concrete, flooring also brings in a similar

better thermal comfort is ensured atleast 5 months in a year,
resulting in energy savings.
Storage units to optimize efficiency.
Windows on the west face are narrow & tall.

A record store with plenty of light and space is any archiver’s delight.
Second floor has a long corridor leading upto a conference room
The third floor is a unique large covered terrace, formed as result of encompassing P.E.B. roof.
Height of the P.E.B. shed is 15 meters at the ridge.
50 meter width of shop floor has been divided into 2 bays with each bay having 2 cranes each.
Every steel stanchion has power sockets.
15 meters roof height in itself provides good thermal comfort.
Additional under deck insulation, Turbo ventilator fans and plenty of windows in the shop floor helps in enabling a productive environment.
Bike parking is close to the workers entry in the northeast.
a change room is located just before the entry.
Restrooms & lunch facility are located in the south east corner.
Toilets are fully tiled and well ventilated.
Concealed flush valves helps in cleanliness of the toilets.
Occupants are prohibited from extracting ground water
S.i.p.c.o.t. supplies water from its tertiary treatment plant to all units.
For all other purposes water is sourced in tankers.
Key to good maintenance of toilets and fixtures lies in the installed water softener.
2 large septic tanks take care of the sewage.
A high ground-water table, Storm water drains on the road.
