Описание: In this episode of "Permit Pro Tips", we are going to discuss The Difference between City of Miami and Unincorporated Miami-Dade Building Departments.

In South Florida, there is a lot of confusion about permits for the area of Miami. If you are not from the area and are unfamiliar with the different government jurisdictions, you might go to the City of Miami building department for a permit on a property that is located in Unincorporated Miami Dade and vise versa.

In addition, a lot of properties located in Unincorporated Miami Dade are outside of other city’s boundaries but mailing addresses still have that city in it so it may be very confusing. Examples of these cities include Aventura, Doral, Florida City, Hialeah, Homestead, Medley, Miami Gardens, Miami Lakes, Miami Springs, North Miami, North Miami Beach, Opa-Locka, Palmetto Bay, Pinecrest, South Miami, and West Miami.

If you have a property and are unsure of the correct building department jurisdiction, please follow these steps.

First go to Miami Dade Property Search website at www.miamidade.gov/propertysearch

Next enter in the address and press enter.

Then the record will appear or a list of available records will appear and then click on the correct folio link.

Your record will open up and scroll down to “Additional Information” section. In that section will be a link called “Government Agencies and Community Services”, click on the link and on the next screen, the top left section will say that property’s particular building department under Municipality.

By first locating the correct building department, you will save yourself time and money by filling out the correct city forms and going to the correct building department from the start.
