📄 Nayanmar Approval Process – Part 2
📌 After the drawing is finalized, the Licensed Surveyor (LS) takes over the next steps:
🔹 Layered CAD File Creation:
Plan is separated into layers: rooms, columns, beams, sump location, and UG drainage point (mandatory in Tambaram Municipality, like at Avittam Nayanmar)
🔹 Technical Drawings Uploaded:
Floor plans for all levels
Car parking layout
Elevation & sectional views
Footing details
Rainwater harvesting plan
Floor-wise area chart
FSI (Floor Space Index) calculation
Cover page with summary
🔹 Submission to CMDA:
LS uploads all legal documents and CAD files to the CMDA portal
Scrutiny happens within 20 days
🔹 Review Outcome:
✅ Approved – moves forward
❌ Rejected – queries will be updated and corrected files can be re-uploaded
🔹 Site Inspection by CMDA:
Officials visit the site
Check road width and site compliance
🔹 Final Scrutiny + Charges:
After inspection, final scrutiny is done
Development charges receipt is generated
🔹 Planning Permit Issued:
After payment → planning permit + approved drawing released
📍Final Step:
CMDA forwards the file to the Local Body → Then Local Body forwards it to RERA
