Rather than using dangerous spikes, he installs an invisible defense system - a series of carefully constructed underground terrain modifications that make driving over that section of lawn extremely uncomfortable for heavy vehicles while appearing completely normal on the surface.
When Patricia's SUV encounters these hidden obstacles, she's forced to stop cutting across his lawn. Ultimately, Frank joins the HOA board himself, while Patricia, unable to handle the shift in neighborhood power dynamics, sells her house and moves away. Frank's lawn remains perfectly maintained and vehicle-free, a testament to his ingenuity and patience in dealing with an inconsiderate neighbor.
