From there, Adam explains the four key components that determine whether you can scale:
1. Strategy
Not every strategy scales. Renovations can be profitable, but they’re time intensive. Adam shifted toward a repeatable model of renovate, subdivide and build small developments so multiple projects can run at once.
2. Deal Flow
Scaling only works if you can consistently find sites. That means choosing a niche that’s replicable, not chasing random deals.
3. Capital and Funding
Banks rarely fund an entire development. Most projects involve a combination of bank finance, private investors and JV partners — all aligned through a share of the project profit.
4. Relationships
Development is a relationship business. Investors, lenders and opportunities often come through networks and communities.
One point Adam emphasised strongly was the responsibility that comes with using other people’s money.
When investors back a project, you’re not just chasing profit — you’re acting as a custodian of their capital. That mindset shapes how you structure deals, manage risk and make decisions.
Adam also reflects on what he would do differently if he started again.
Two things stand out:
• He would have started partnering with investors earlier.
• And he would have leaned into business education sooner.
Because at a certain point, development stops being just about property — and becomes about running a business.
It’s a business with high profit potential, but very poor cash flow, which is why funding structures and capital management are critical.
