There's no sugarcoating it, sales are off and inventory is up. This has put downward pressure on prices. But, there's absolutely no sense that the bottom is falling out.

In my professional opinion---and this is my fourth go-around---the November election is weighing heavily on the mind of every buyer who does not NEED to buy a home today. Remember, about half of our market constitutes second homes or vacation rentals. Those with resources tend to wait out any downturn. We've seen our full-time rental inventory increase, so those who might sell are holding on until better times.

If you are a buyer, think very seriously about making your purchase. You may pay a slight premium, but you'll be in a position to negotiate other terms, like a specific closing date, who pays what fees, and what sort of repairs the seller will make before the close of escrow. You and your friends may focus on price, but there are a great many things that make a deal the right deal.
