Bay Area Home Prices Still Hot in March—But Will Recent Tech Stock Volatility Lead to a Cooldown?

Описание: In this video, I provide an update on the San Francisco Bay Area housing market, also known as "Silicon Valley." During March 2025, our key market indicators (median home sale price, days on market, sale to list price ratio, number of sales, number of active listings, and months of inventory) showed that market activity picked up and prices remained elevated. Average days on market went down for the 2nd month in a row to just 14 days. Inventory was down slightly to 1.7 months and the median sales price was up month over month to $2.1 million.

I also share 2 case studies of recent listings that I’ve been following in San Mateo County. In one case, a house that was nicely renovated in the San Mateo Village neighborhood was on the market for just 7 days. It closed at 15% over the asking price! In another case, a house with in the Sunnybrae neighborhood of San Mateo has been on the market for about 7 days and is still Active. This one is a great opportunity to own a home in a sought-after neighborhood with excellent public schools.

Finally, I explore the relationship between technology stock prices and Bay Area home prices. Given the recent volatility in the stock market, looking at historical trends and correlations can offer some insight into how the recent downturn in tech stocks could affect the local housing market.
