Hello and welcome to Onsite with Matt Cheney, a collection of short videos following me throughout metropolitan Washington to many of the neighborhoods I serve as a Realtor.
What do the neighborhoods of Woodley Park, Cleveland Park, Kalorama Heights, Mass Ave Heights, and Forrest Hills have in common? Well they are all along the Connecticut Avenue Corridor and super close to Rock Creek Park. They also make up the zip code 20008.
The corridor has three metro stations, attractive older homes that are often larger than you will find closer in, and classic apartment buildings that line the avenue. Oh, there is also the Smithsonian’s National Zoo.
Now for some real estate, One Hundred Thirty-Five (135) homes sold here this past year for an average sales price of $1,969,947 and with an average of forty--two (42) days on the market.
The highest of all those sales was for this 6,000 sf villa with parkland views with five (5) bedrooms, six (6) full and one (1) half bath home on a 19,358 sf lot, here in Mass Ave Heights for $5,600,000.
Now for Condos and Co-Ops. There were two hundred and forty-four (244) units trading this past year for an average sales price of $544K with an average of twenty-seven (27) days on the market.
This looks familiar. The highest condo sale for this past year for the area was for a 5,400 sf, five (5) bed, four (4) bath, penthouse jewel that spanned the entire front side of 2029 Connecticut Avenue which traded for $3,900,000.

Fun Facts:
In 1886 fifteen North American species including deer, foxes, prairie dogs, badgers, lynx, and bison were brought to live on the National Mall.
In 1889 President Grover Cleveland signed an act creating the National Zoological Park.
In 1890 the Rock Creek Valley became one of the first federal parks, Rock Creek Park, and totals over 1,700 acres.
In 1891 the Frederick Law Olmsted designed Zoo within Rock Creek Park officially opened with the animals from the Mall.
