A whole lot of listing agents have a bias against VA loans. And a VA loan is a great benefit for veterans and active duty personnel. The great thing about VA loans is it has no PMI. Ain't no down payment, be no PMI. What's PMI real quick? On a conventional loan, if you put less than 20% of the purchase price as a down payment, you have an added cost, which is private mortgage insurance, PMI.

It can be 50 or a 100 or 150 or more dollars per month added to your monthly payment. VA doesn't have that. So you're saving 50 or 150 or whatever dollars per month simply by not having it and going with your VA loan. But a lot of listing agents won't accept that offer. As a matter of fact, they'll reject a VA offer because there's conventional offers and the perception is a VA offer is worst because the VA appraisal might kill a deal.

I can tell you from tons of experience, VA appraisals don't kill deals, but perception is sometimes reality. So here's what we've been doing a lot of times to help VA buyers first win the bid and use their VA benefit to buy that home. We're teaming together with your real estate agent, the buyer's agent, as they put the offer in front of that listing agent and in front of that seller.

And here's what we do. We get you pre-approved for a VA loan, but I also get you pre-approved for a conventional loan. And then we have a conversation, usually a three-way conversation between both agents and myself, and just explain Mr. Mrs. Listing agent, this buyer is a VA buyer that is a better loan for the buyer, but I know it can be risky for yourself.
