In the historic village of Saint Martin l'Ars, a 45-minute drive from the beautiful university city of Poitiers, is this renovated stone cottage with furniture included.
The village has a magnificent 15th century château, a 12th century abbey, and an 11th century church with a gothic chapel added in the 15th century, which you'll visit in the video.. it's hard (for me) to comprehend that this church was already over 400 years old when Columbus set-sail and found America..
But life here goes far further back than that, as attested to by the dolmens built nearby, dating from around 7-10,000 years ago.
The village itself takes its name from Saint Martin, apostle to the Gauls, from the 4th century.
The abbey was founded by one of Eleanor of Aquitaine's husbands, either Louis VII or Henry II Plantagenet, nobody seems quite sure which.
During the Second World War, from 25th June 1940, the border between occupied France and free France ran through the village. The sentry box still stands.
Next to the village centre, is a large and beautiful park, with a wooded area and a 6-hectare lake. A restaurant sits on the lake where you can enjoy its terrace for a meal or a drink.
The village centre also has a second bar-restaurant, that's very pleasant too, plus a grocery store, antiques shop, and a garage. The nearby town of L'Isle Jourdain (10 minutes) has a large supermarket, six café-restaurants and most other services.
The house that’s for sale is close to the village centre, and has been renovated with new electricity and plumbing, double-glazing. It’s on mains drains, and fibre internet is available (at last!). It's incredible that you can buy a home like this, in a beautiful village, for €40,000, and it really shows that those on smaller budgets can come and enjoy their French life too.

Naast het dorpscentrum ligt een groot en prachtig park, met een bosgebied en een meer. Er is een restaurant aan het meer en u kunt op het terras zitten en genieten van een maaltijd of een drankje.
In het dorpscentrum is nog een bar-restaurant, ook erg leuk, plus een kleine supermarkt, antiekwinkel en een garage. Het nabijgelegen stadje L'Isle Jourdain (10 minuten) heeft een grote supermarkt, zes café-restaurants en de meeste andere voorzieningen.
Het huis ligt dicht bij het dorpscentrum en is gerenoveerd met nieuwe elektriciteit en loodgieterswerk. Het is ongelooflijk dat je een huis als dit kunt kopen, in een prachtig dorp, voor € 40.000, en het laat echt zien dat mensen met een kleiner budget ook kunnen komen en genieten van hun Franse leven.
