Terms & Conditions for Renting of Apartments
1. Name & Location of the Project
Karakoram Diplomatic Enclave is located at Plot No. 14-A, Markaz G-5, Diplomatic Enclave, Islamabad.
2. Tenancy Period& Average rent
Currently, 40 apartments are available consisting of 2 to 3 bedrooms apartments, with kitchens, living, dining areas, lounges, and servant rooms with separate bathrooms. Only 5 apartments of two bedrooms with servant rooms and its bath are available other apartments have no servant rooms.
The period of the agreement for tenancy will preferably be for 3-5 Years minimum.
The types of apartments available are as under.
a. Three-bed apartment US $ 2200 to 2400 Per month subject to its view and location (can also be paid in Pak Rupees).
b. Two-bed Luxury apartments US $ 1700 to 2000 per month subject to its view and location (can also be paid in Pak Rupees).
c. One-bed apartment US $ 1000-1200 per month (can also be paid in Pak Rupees).
The rent will be increased at the rate of 5% every year if a contract is signed in USD.
(Rent are negotiable)
3.Maintenance Charges
Maintenance teams are available for 24/7.
Maintenance Charges are in addition to the above rental. These Charges include cleanliness of common areas, security, electricity expenses of common areas, plumber, electrician which will be paid directly to Karakoram Management and Maintenance Services.
a. Three-bedroom apartment Rs. 20,000/-per month.
b. Two-bed apartment Rs.15,000/-per month.
c. One-bed apartment Rs.10,000/- per month.
These charges can be increased any time by the administration and lessee/tenant will have to abide by the changes so made.
Labor charges are covered in the maintenance charges therefore no labor charges are to be paid to our craftsmen.
5. Payments
All payments of rent and maintenance charges will be paid in advance on six monthly basis minimum without deduction of tax.
Security deposit of one-month rent will be payable along with first six monthly installment of rent.
Generator Diesel charges will be payable every month based on equal sharing of actual expense incurred.
6. Car Parking
One car parking will be provided in the basement for each apartment which is designated by company. No additional parking request will be considered.
7. Misc Facilities
a. The building has been provided 100% generator back up.
b. Gymnasium is available and USD 50.00 per month will be charged for utilizing in facility.
c. Cafeteria & Tuck shop is also available (will be billed as utilized)
8. Common Area
The people living in the premises shall not obstruct the common passage, lift or the staircase in any manner.
9. Inventory of Apartment
Inventory will be signed by the tenant after a detailed inspection of the apartment forestalls any anomalies/controversy regarding breakages/deficiency within seven days of occupancy. After which inventory list handed over to the tenant will be considered as accepted.
10. Discipline
The people living in the premises assume full responsibility for him/h on account of personal and individual conduct with regard to community living norms i.e No noise/loud music.
Maids/servants employed are required to have their ID cards of Karakoram Enterprises within 7 days of arrival.
11. Pets
Pets are allowed in the premises; however, their proper handling is entirely your responsibility. It is important for pet owners to understand their rights and responsibilities, for the welfare of their pets, their neighbors and the environment of the compound.
