a. 6 Chestnut Street – Site Plan Approval Application, Continued from April 25, 2024 The Planning Board will reopen petition of Andre Freitas Machado requesting Site Plan Review and Design Plan Review per Chapter 40A, Section 6 of the Massachusetts Zoning Act and Chapter 282, 9.6 (Design Plan Review) and 9.4 (Site Plan Review) of the Ashland Bylaws. The applicant is proposing to revitalize the former “Dairy Queen” currently a vacant commercial property and repurpose it for a fresh produce market. The lot area of the site is 18,000 square feet, and will have adjustments within the existing parking area, an additional small landscape area and a minor addition to the existing single-story building.
b. 151 Main Street – Site Plan Approval Application, Continued from April 25, 2024 The Ashland Planning Board will reopen the petition of Ashland Brewing LLC doing business as “Clover Road Brewing” requesting Site Plan Review and Design Plan Review per Chapter 40A, Section 6 of the Massachusetts Zoning Act and Chapter 282, 9.6 (Design Plan Review) and 9.4 (Site Plan Review) of the Ashland Bylaws. The applicant is proposing to create a 99seat tap room within the former Main Street fire station
c. 13 Joanne Drive - Site Plan Approval Application The Planning Board will open the public hearing for the petition of TDC-223 Chestnut Place Property, LLC C/O Mark Donahue, 44 Brook Street, Manchester, MA 01944 requesting a Site Plan Review and Design Plan Review per Chapter 40A, Section 6 of the Massachusetts Zoning Act and Chapter 282, 9.6 (Design Plan Review) and 9.4 (Site Plan Review) of the Ashland Bylaws. The applicant is proposing the development of a solar canopy within the parking area as an accessory structure. All work will be within the limits of the existing parking lot.
