I cover the original Residential Tenancies Act 2004, the new 6-year Tenancy of Minimum Duration (TMD) introduced this March 2026, the difference between small landlords (1-3 properties) and large landlords (4+), the end of no-fault evictions for larger landlords, when a landlord can legally reset rent to market value, and the rights every tenant now has under the new nationwide rent control system.
