In 2025 Columbus, Ohio was definitely in a balanced market. The average sales price was $325,000 which increased just only 2%.
The absorption rate was 2.3 which increased 30% compared to last year. This number tells us what kind of market we’re in (balanced market). It tells us how quickly homes are selling.
Cumulative days on market increased 37% to 33 days. This one sellers felt the most, having their homes sit on the market was very different from what they’ve been used to the last handful of years.
This year definitely felt like a fresh breath of air for buyers, they deserve it! A balanced market is truly what is best for everyone involved and from what experts say, it’s here to stay in 2026.
