The median single family home sale in 2024 was just over $2.1M. This will result in roughly a $22,000 per year annual property tax bill based on current rates.

Wellesley has seen an increase in the median home price of nearly $700,000 since 2018 which is very similar to many of the neighboring communities.

In 2024, 253 single family homes sold on the market which is down 27% from 2018. The lack of supply has kept prices high and we believe inventory will remain low in the coming years.

Many people drive into to the city. If you live on the east side of Wellesley you will save significant time accessing the mass pike. If you live on the north side of town you may venture north to route 30 in Weston to access the mass pike. We see the heaviest traffic within town around 830 because it lines up with many school drop offs.

Wellesley has 3 commuter rail stations, the Farms, Center and Square. The trip to Back Bay and South Station take around 25-30 minutes depending if you catch the express train or the local train with more stops.

Some tips for the commute would be to leave off hours or lean into the commuter rail which has great wifi to maximize the time away from home. Living on the east side of town will save you significant time over the years on the commute to the city and understanding this in your home search is pivotal.

The schools! Consistently in the top 10 in the state but in Wellesley you can also walk to most of the schools. The neighborhood feel of the town is truly unlike any other suburb. And if private schools are in your future Wellesley is home to the Dana Hall & Tenacre and has short drives to many favorites such as Meadowbrook, Rivers, Charles River.

The access to activities: Wellesley has something to offer for everyone in town. The Rec Center has a full children’s programming.
