Join me, Heather VanderMyde, for a quick and insightful recap of how the Outer Banks real estate market wrapped up in 2025 — and what these trends mean as we head into 2026.
December delivered one of the strongest months of the entire year, with unit sales up 14% and total sales volume up nearly 28% compared to November. That momentum helped push 2025 to a solid finish, with total units sold rising 4% and overall sales volume increasing about 2.5% year over year.
A major driver behind the renewed buyer activity was mortgage rates. By late December, the average 30‑year fixed rate dropped to around 6.15%, the lowest level in roughly 15 months — bringing many buyers back into the market.
Home prices remained steady, with the average sales price just over $755,000 and the median around $620,000, showing a slight year‑over‑year increase. Inventory stayed tight, ending the year with fewer than 600 active residential listings across the OBX. Homes averaged 71 days on market, still a healthy pace.
We also saw the strongest December for home sales in nearly three years — a promising sign as we move into 2026.
