North Shore NB on hot topics of development, traffic | Unscripted

Pahinui said the community has been recently discussing traffic and development. Earlier in January, Pahinui said there was a hearing with the Department of Planning and Permitting regarding the gondola development project proposed for the North Shore.

"They put in two modifications for the original conditional use permit, which kind of scales back the forestry and some of the ag. And the ag is always the demonstration plots, this, that, or the other thing. But I crunch the numbers from their own chart, from their own conditional use permit, and they're actually going to do 400 acres less of ag than they originally wanted," said Pahinui.

We reached out to Kaukonahua Ranch, which said they significantly reduced the scale and scope of the proposed project when they filed their modification application in 2025. General Manager Mark "Skip" Taylor said in a statement:

"Only a tiny fraction of the Ranch, comprising less than one one-thousandth (1/1,000th) of the entire property, will be used for structures for the Ranch's agribusiness and agricultural operations. The remaining areas of the Ranch shall remain in either preservation or primary uses for diverse and active agriculture."
