The truth? It’s not just one number—it’s a combo of a few key pieces 👇
1. Down payment
The minimum for most first-time buyers is 3%.
$300k home = $9,000
$400k home = $12,000
$500k home = $15,000
$600k home = $18,000
$700k home = $21,000
$800k home = $24,000
This is the baseline. Put more down, and you’ll lower your monthly payment and strengthen your offer.
2. Closing costs
These typically run 1–6% of the purchase price (lender fees, title, taxes, etc.). On average, I tell buyers to plan around 3%.
⚠️ Sometimes sellers can help cover this—but it’s not guaranteed.
3. After-closing cushion
Not required by lenders, but highly recommended. Keep 3–6 months of expenses set aside for those unexpected homeownership costs (hello, broken water heater 👀).
