What's up, y'all - Another day, another deal

I picked this one up a couple weeks ago and gave the seller time post-closing to move out; this is the first day we’ve been inside since my first walkthrough.

Now—I know I got paid to buy this deal, but y'all need to be careful in the market when you’re buying deals like this. It's an easy way to get overleveraged quickly and isn’t an ideal way to buy deals in my opinion. I’d rather continue buying my deals with commercial funding, but this was a one-off deal.
