This deal at the beginning did not look like a deal but I just had this itch that I knew I could turn it into a deal.
When you are negotiating with sellers you have to play their game sometimes. I was following up on this lead and she said she wanted $75,000 on the first call.
I knew that would be close to working. But I wanted to make the deal even better so I offered for $70,000 and she said no then I came up to $73,000 and she said yes and would call me back when she had internet.
She called me back and said $80,000 or nothing because others were calling her. I knew $80,000 would most likely not work unless the house was in GREAT shape. I had to be at $75,000 or less.
But I agreed to the $80,000 and put it in contract and got the house inspected. There was about $12,000 in damages in the basement that seller did not know about so we truly did need this at $75,000 or less to work.
I called the seller back and explained damages and she ended up agreeing to a price reduction of $74,250 which made the deal work again!

Long story short, don’t walk away from a deal to soon, and exhaust all of your options!
